§ 154.024. YARD SPECIFICATIONS.

  • (A) Front yard specifications for all single- family dwellings and two-family dwellings in all permissible districts shall be as follows:
    (1) The minimum front yard shall be:
    (a) Twenty-percent of the depth of the lot, with a maximum required setback of 40 feet;
    (b) Where the front yard or setback line is established in a recorded subdivision plat, the lines establish the front yard for that recorded subdivision;
    (c) Along the side street line of a corner lot, where no lots front on the side street in rear of corner lot, 10% of the depth of the lot measured perpendicularly to the side street; and
    (d) Along the side street line of a corner lot, where there are lots facing the side street in rear of corner lot at rear of the lot same depth as the front yard of the lots facing the side street.
    (2) Accessory buildings shall be set back at least 75 feet from the front lot line.
    (3) A front yard is required on each street bordering a through lot.
    (4) An open, unroofed, unenclosed porch (not including a screened or glass-enclosed porch or sun parlor) may project into the front yard a maximum of ten feet.
    (B) For all multi-family dwellings in all permissible areas the minimum front yard shall be set back 25 feet from the street, or streets (in the case of a building situated on one corner of an intersection of two streets, and in the case of a building situated between two approximately parallel streets and accessible from both parallel streets).
    (C) Side yard specifications for all single- family dwellings and two-family dwellings in all permissible districts shall be as follows:
    (1) A minimum side yard of five feet along each side lot line; and
    (2) Accessory buildings located in rear yards may be located within three feet of side lot line.
    (D) Rear yard specifications for all single- family dwellings and two-family dwellings in all permissible districts shall be as follows:
    (1) Normally, the rear yard shall be a minimum of 25% of depth of lot with a maximum of 25 feet required;
    (2) Where an alley abuts rear of lot, the depth of the rear yard may be measured from the center line of the alley;
    (3) Accessory buildings may be located within three feet of the rear lot line; and
    (4) Accessory buildings detached from main buildings may occupy no more than 30% of the rear yard.
